ZBA continues Sudbury Road teardown hearing
Concord's Zoning Board of Appeals continued a contested teardown-rebuild hearing and delayed a decision on a disputed accessory dwelling unit.
Zoning Board · Meeting of July 9, 2026
Concord's Zoning Board of Appeals continued a contested teardown-rebuild hearing and delayed a decision on a disputed accessory dwelling unit. The board voted 3-0 to push the 448 Sudbury Road special permit, a 5,780-square-foot replacement house proposed by owner Keith Moritz, to August 13 after neighbors including Michael Coogan and Susan Fry argued it would be "substantially more detrimental" to a neighborhood of smaller Cape-style homes. The board also closed the public hearing on a long-running variance request for a 262 Virginia Road accessory dwelling unit, with Town Counsel Kristen Gagalis telling members the newer state waiver standard for ADU setbacks is "certainly not a low threshold" but likely easier to meet than a traditional variance; the board will deliberate a written decision August 13.
Elsewhere, the board unanimously approved five routine special permits, including a one-year Airbnb rental at 7 Seymour Street, a Nashawtuc Country Club irrigation pump station, and renovations to the Concord Country Store gas station on Commonwealth Avenue.
