CONCORD — Zoning board approves 1,674-square-foot addition on Philip Farm Road. Chair Theo Kindermans, Vice Chair Ravi Faiia, and member Stephen Newbold unanimously approved the Special Permit for Olivia and Leonid Kharin to add to their 2,494 square foot home, exceeding the zoning bylaw's 50 percent expansion threshold by 427 square feet on a legal nonconforming lot. The board found the addition met setback requirements and posed no substantial neighborhood detriment, praising it as a thoughtful design with no discernible impact on visibility, services, or traffic.
The board also continued the Special Permit renewal application of Sadi Muntasir to operate a tourist home at 219 Commonwealth Avenue to February 12, as the applicant did not attend the January 8 hearing.
