Concord Home Prices Hold Above $1.6M Median as June Sales Recorded

CONCORD -- A single-family sale on Saddle Road anchored June's residential deed activity at $2.3 million, the month's highest recorded price, as the nine transactions with disclosed prices clustered firmly in the seven-figure range.

MARKET OVERVIEW Nineteen deeds were recorded in Concord between May 31 and June 29, 2026, though sale prices were disclosed in only nine of those transactions. Among the nine priced sales, prices ranged from $915,000 to $2,300,000, with a median of $1,650,000. The high share of undisclosed-price transfers — ten of nineteen — reflects a notable volume of intra-family and trust conveyances rather than arm's-length market sales; the nine priced transactions represent the month's open-market activity.

TOP SALES 29 Saddle Road led all June transactions at $2,300,000. EMS Property Holdings LLC sold the property to Saddle Road Realty Trust, with Joel F. Berman as trustee, in a deed recorded June 1.

68 Grove Street sold for $2,200,000 on June 12. The James D. Hawks III Trust and Shelley Drake Hawks Trust conveyed the property to Bradley R. DeMarco and Emily L. Tato.

132 Williams Road changed hands for $1,940,000 on June 15. The sellers were the estate of John Wright Wood Jr. and Mary Kay Wood; the buyers were Meeok Kim and Daniel Boland.

521 Barretts Mill Road sold for $1,739,625 on June 5, with Paul W. Gromer and Karen D. O'Toole selling to Janet W. Lehrberg as trustee of a realty trust.

105 Lexington Road recorded at $1,650,000 on June 11, with John P. and Marilyn L. Brady selling to Molly D. Coogan as trustee of Coogan Realty Trust.

NEIGHBORHOOD BREAKDOWN The month's two highest sales — Saddle Road at $2.3 million and Grove Street at $2.2 million — anchored the over-$2M tier. Three sales fell between $1.5 million and $2 million: Williams Road ($1,940,000), Barretts Mill Road ($1,739,625), and Lexington Road ($1,650,000). Two sales landed in the $1 million-to-$1.5 million range: Old Marlboro Road at $1,560,000 and Conant Street Unit 116 at $1,265,000. Cambridge Turnpike recorded at $1,081,000, and Hayward Mill Circle was the sole transaction below $1 million at $915,000. No single street produced more than one priced sale during the period.

MARKET NOTES Ten of the nineteen recorded deeds show the same individual or closely related names on both grantor and grantee lines, consistent with estate planning or trust formation transfers rather than market sales. These include conveyances at 158 Laurel Street, 4 Wright Farm Unit 4, 173 Belknap Street, 1630 Monument Street, 462 Hayward Mill Road, 23 Dana Road, 1630 Main Street, 112 Balls Hill Road, 29 Cottage Lane, and 111 Central Street. The Conant Street Unit 116 sale at $1,265,000 appears to be a condominium unit based on the unit designation in the address, making it the only identifiable condo among the priced transactions; all other priced sales are consistent with single-family properties. The Cambridge Turnpike sale to White Cove Properties LLC from Asset Solutions Inc. involved two corporate entities, which may indicate a commercial or investment transaction, though property type cannot be confirmed from deed data alone.
