Planning Board · Meeting of January 20, 2026

CONCORD — Planning Board approves subdivision and seven zoning amendments for Town Meeting. Chair Mr. Almeida led the board in unanimously granting a definitive subdivision plan for 874 Barretts Mill Road LLC to create four new building lots with a new roadway (4-0), and also unanimously advanced seven zoning warrant articles after review by Town Counsel, allowing final grammatical edits.

For the wireless facilities bylaw, the board agreed to strike a 300-foot setback requirement for towers from wetlands, finding it potentially unenforceable and inconsistent with existing approvals, while retaining protections for rare species habitat. On mixed-use zoning, the board clarified affordable housing language to specify how fractional units meet a 20 percent affordability requirement.
