The month's top transaction was 275 Forest Ridge Rd, which sold for $10,665,000 in an LLC-to-LLC deal on Aug. 24. Eight of the nine transfers without a recorded price appear to be family trust transfers rather than open-market sales, and the remaining priced sales showed no single street with more than one transaction. Overall volume was moderate, with a notable share of deed activity reflecting internal family or entity transfers rather than new buyers entering the market.
